
How does the program work?
Affordable Housing ČS offers apartments with rents approximately 20% lower than the market equivalent. Tenants are also assured of a stable tenancy. The selection of specific tenants is carried out in cooperation with the partner institution — in the case of CTU, the university would confirm applicants according to pre-established rules.
The program currently includes 695 apartments in five projects throughout the Czech Republic.
New projects in Prague and the regions
Česká spořitelna is preparing several new buildings that will be specifically designed for university employees:
- Prague 14 – Multifunctional building Černý Most (65 residential units)
- Žďár nad Sázavou – Drdla Residence (34 apartments)
- Prague – Opatov (151 apartments)
- Prague – Střížkov (254 apartments)
The offer also includes projects already in operation, such as Amadeus Residence with an occupancy rate of 98%.
One of the most important buildings is Johann Residence in Vysočany in Prague 9. The project now offers:
220 residential units
1+kk layout from 13,000 CZK, 2+kk from 16,500 CZK, 3+kk from 22,000 CZK
154 parking spaces and 34 cellar cubicles
The location offers excellent transport accessibility (tram Kabešova, metro B, train Prague-Libeň) and complete civic amenities.
Criteria for applicants
Those interested in affordable housing must meet several conditions, including:
- EU citizenship or legal residence
- No criminal record
- Free from debt to partners and institutions
- No execution or insolvency
- Performance of a public benefit profession (confirmed by employer)
- Not owning a property intended for housing in Prague
Rent conditions
The lease is concluded for 1 year with automatic extension, but for a maximum of 5 years. The rent can be increased annually by inflation, by a maximum of 4%. After the lease ends, the rate is set again according to current market conditions. The tenant pays a security deposit in the amount of two months' rent.
